It didn't help that they also doubled the state gas tax from 18 to 36 cents beg 7/1.My wife and I picked up and moved to Indy area (Brownsburg) and really see lot more opportunities not to mention property taxes are much more manageable.

Just joined yesterday and I'm currently making time to read the starting guide.I did have a question about dividing up utilities in this home my wife and I are looking at purchasing.It is a duplex and currently the electric is tracked separately, but the gas, sewer and water are shared.

Is it master-metered electric or gas?

There was water minor leak from upstairs condo in March 29th and I contacted HOA and they were not able to reach upstairs tenant but finally he fixed the leak.

I know I will have to pay some utilities but I am going to put four separate meters in 4 Gas and Electric.

I bought this house for 84k "cash"- personal loan.The problem is ARV, I've gotten different realtor opinions, but prices in my area have shot up in the last 2 years due to oil/gas, and prices are all over the place.

Would like some advise here I’m under contract for a quadraplex, during the inspection period I had a property inspector find a few issues, damage to the ceiling from a prior leak , safety issue with the stability of a staircase , and mold in the laundry area.

one thing you can do is simply don't buy homes with basements.. older homes basements will always leak will always have some cracking etc.. 

They were behind on one months rent.Light, electricity and gas were no longer running for what appeared to be a few weeks. 

Like, tow to a lake, fill with gas and party all day, boat.
