While monthly COC or yield is easily measurable and therefore hyper-focused on, equity gain will usually be the meat and potatoes of your return, the cf and COC just gravy. 

Even a consultation fee would be worth the knowledge you gain.

These are the types of stories I like because you accomplished so much and gained valuable experience in this deal.I don't think you made a mistake by buying in this less desirable area.  

Since joining, I've now had an opportunity to go back over posts and gain some truly valuable information, and thanks to all who posted...for me, seems SOLO is my best and most flexible option (65, LLC with some active work income, semi-retired and trimming down further with time).

Conversely, it could be tens of thousands of dollars in gains because they might go to you before ever talking to anyone else, because you showed them you respect and value them and their time and didn't act shady.I wouldn't bite the hand that feeds you, all I'm saying.

If anything I hope to gain more knowledge in dealing with the large $10 mil plus transactions so I can develop confidence and comfort going forward. 

The many new startup attempts at mimicking these real estate search engines haven’t appeared to gain much traction.

I think that Beaverton/Tigard and others are not quite the same as sprawling new developments outside Sacramento (perhaps more comparable to the San Francisco East Bay, to cite a local examplea gain), but on the other hand in the event of a significant downturn you maybe are more protected in the core.

I ended up gaining a mentor and eventual business partner on the deal along with making a $10K finders fee on the deal.
