For example: I would post "new fridge" or "freshly painted"  but I would not post "8 year old carpet".For example: I list a 3 bedroom for long term working professionals or families at $2200 even though nearby area can get up to 2500 a month for college kids.For example: You want $2K for F, L, and Sec Dep = $6K.....is that standard for your area?

I could have backpedaled, offered less, and still got the deal, but I stuck to my original offer.For these homeowners, they were desperate to offload this house, didn't know where to turn, had been mistreated by other wholesalers and sharks, and the offer I made allowed them to move on, clear the books of debt and back taxes, get some much-needed medical work done, and ultimately get a fresh start.

When running COMPS you cannot look at properties that have been new built, or freshly rehabbed and compare those to the property you are considering that was not freshly rehabbed or much older etc.
