Granted I think the stigma of the area is worse than it really is on a macro level, but on a micro level it could be a lot worse. 

Thinking about this from a potential purchaser perspective, purchasing a property that has the main two levels metered separately from the basement could be a positive to someone with an investment mindset...but someone that just wants a vacation property and wants to use the whole property might find this annoying to have two separate bills.

I'm always open to people who will help me fund deals, and I'm sure oodles of other people here and in your local real estate investor group are as well.There is also a difference between making longer term private money loans with the faster hard money fix and flip/refi.

The house is a tri-level in a wooded area.

By having that expectation going in and being comfortable with the expected profit at that level, couldn't you say I've got my eyes open. 

I would need to cut the curb on the side walk to create the entrance into the parking lot as well as pour the asphalt/cement into the lot and create parking spaces.I know there are permits and levels of approvals needed to begin, I just want to get a list of companies that can do this type of work.

Would it be smart to do so with a entry level job that you dont have a lot a cash coming in still?

Each level (on a hill) has 2/2 and a kitchen and if split into units we know it could be a great rental.
