If not, a simple explanation wilI'd suggest using NWMLS forms so that the escrow agent knows it's official documentation -  Form 21, (Residential PS Agreement) and Form 32 (Assignment of Buyer's Interest).

It's a complicated explanation, but just assume that what has sold is what market was at the moment that property sold.

My ebook is pretty much my procedure manual with embellishments of explanations of why we do things the way we do them.  

Have a pre-canned explanation for sections and you'll be able to get through it pretty quickly.
