Cash offer using non conventional financing?

Came across a really good deal in my area.

However due to a short term problem with the IRS - I probably won't be able to get a loan for it.  It's a long

Complicated issue that has nothing to do with finance or

Me.

My question is, I have a relative that will fund the cash price of the home (95k) for 6 months.  

Does this matter to HUD? Should I say that this is a cash offer or financed? Just want to make sure as I know their contracts are long and have not been able to find a sample online.
