The approach I take is actually marketing to specific zips and focusing on putting the following primary filters on my list: year built 1999 and prior, purchase date 1999 and prior, purchase price/total outstanding loans/first loan amount $80,000 or less.

It was our first, and only single family flip to date.

Rent as of the day before you closed SHOULD HAVE been prorated to close date but sounds like that was not accounted.

The website has pre-foreclosures, properties with set auction dates, email addresses, phone numbers and many other filters. 

Generally speaking, good to send mail to the unit saying that they have till X date to get stuff out.
