Lots of us have an exit strategy.

The business will be valued on a multiple of EBITDA when you go to sell it at some point which you want to plan for now and work towards the exit.

They're usually short term loans better suited for fix-and-flips or for projects where you have a clear exit strategy. 

I warn them they may not leave any doors or windows unlocked and to call me when they exit the unit so I can send someone to secure the unit (I don't, but I say that to motivate them to behave while in the unit.
