Even an experiened investor typically requires more time from the GC than the average retail client, and a newbie investor can eat up dozens of hours of contractor time just educating them.

@Mark Faustrum Got it , I was confused by the name of the company :-) yeah that is even more horrible , but bait and switch is a common tactic for some bad lenders . 

That seems like my best option as of now, but it seems hard to ask them for funding before I even have a deal or any experience.

For turnkey properties (given your $20k constraint) it may be difficult to break even on cash flow within 2-3 years.

Nurses might just have a 2-year degree, but all licensed K-12 teachers and most medical professionals in New York State have master's degrees, background checks and even fingerprints with the state. 

It is not even an issue of the hours and hours this research takes up.
