If however conventional funding is not available or desirable for you, then a HML can step in to pull that equity.If however you cannot pull equity out of your existing properties and your conventional lenders won't lend on land, then indeed you may have to search for that rare HML who will lend on land.Best of luck in your endeavors.

From my experience, if you or your property manager make an attempt to be kind and courteous to the neighbors from the get-go and you make sure you only get the highest quality tenants possible then you'll be set (of course you should do those things anyways but in those B-/C+ neighborhoods like East Central sometimes riskier tenants make their way in).Anyways I attached some docs from the County about ADUs if you want more information.Feel free to message me as well if you wanna talk more about Spokane or investing here.
