Has anyone used Lending Tree to compare the LTV from various lenders when considering investing in 2-4 units?

Seems like it's clearly the best idea but the allure of a quick, easy sale to net a large profit to use to acquire more than a single property and have the option to really accelerate my portfolio keeps biting at my heels.I need someone to shake the tree so I stop holding on so tight and make a call one way or the other.

A tree fell and landed on hood of tenant's car and knocked out the windshield.

Lots of trees close by our lot too which doesn't help. 

We even agreed to do additional tree work to the tune of $4,000 just to make the place even nicer looking from the front.

I think this is a golden thread, with a huge lesson that is right in front of us but is sometimes hard to see through the trees.
