Hi y’all I’m looking at buying a small mixed use property.

Mixed bag of news on the credit front.Here are the quick hits:- Second month decline in total percent of all credit account in "financial hardship"- Increase in 30 day past dues for auto and mortgage.- Decrease in forbearance mortgages from 4.7MM to 3.7MM.Link to the article:TransUnion: Accounts in financial hardship continued to decline in August     However, those still in accommodation programs may be at higher risk of default======My own side note:With so many mortgage account still in forbearance, about 7 month after the start of the forbearance program in the CARES Act.Is this the next big opportunity for real estate investors, to structure subto (subject to) deals, to help homeowners catch up their arrears and pickup properties on the cheap.

I was refinancing a mixed-use property and I reach out to every local bank and credit union within an hour drive of the property and I found one that offered 25 year, fully amortizing fixed loans on commercial property which was not offer by all of the others.

Currently looking for 10+ units, either mixed use retail/residential or pure residential. 

I converted the downstairs to my personal office so now it's a mixed use building. 

I am a long term self property managed investor (20 units - mix of SFR and small Multi-units) looking to buy my first STR/Vacation House in the Florida Panhandle (Destin/Navarre). 

I then turned around and bought a mixed use space, commercial on the first floor and one apartment each on the 2nd and 3rd floor.

Yea lesson learned. 2nd property is a three story mixed use space, first floor commercial, and 2nd and 3rd floor apartments.
