They would rather let the property sit on the market with no other bids (except mine) than negotiate and sell it to me.... while property values drop drop drop.After 30 days I'm going to resubmit a lower bid.

But I agree you gotta play by the rules, I'm seeing guys drop left and right, a lot of it is because of the economy but part of it is because they try to cut corners and not treat it as a business, I'm grateful for my contacts and try to do my part to keep them, seems to work well, I am able to stay busy without advertising :D

I did the sand and seal on most of the rest of the areas, certainly anywhere with a hint of "water damage" on the wood.You will probably only need to replace a couple subfloor panels per room.
