Never heard of a lender only charging an eighth of a point, that's your discount to the interest rate you pay them at that rate.

At some point afterward water and sewer service was brought to the neighbourhood/street, homeowners were given the option to hook-on (maybe at a discounted rate) but not compelled to switch.

But, it was a fantastic deal for the buy & hold guy we flipped the deal to.Even if you're not interested in accounting for your time and effort, you don't want to discount the risk and wind up losing money.

.  ($100K at most)  OR I could pay down the one that is coming due in March so the payment will be less, plus pay off the judgement (discounted), plus buy an inexpensive rental for say $40K and get $500 month out of it on top of it all.
