My full time profession is marketing and media production (content creation, digital marketing, website design and optimization, sales funnels, etc.)My question is this:Since I have the professional chops to make a killer website, should I create my own site in lieu of the eXp provided site?

There is a few programs as mentioned on the non qm side. in some instances, only a CPA letter would be needed to verify income.

Another thing to keep in mind is that if you have an offer letter for a new job and you will be starting the position within 60 days of closing on a property, you may be able to use this offer letter as income when applying for a mortgage.

She's been living there for over 3 years now and from what I heard, I need to give her 90 days notice and send her a certified letter telling her we will not be renewing her lease (expires may 31).  

We started with a letter to each tenant, letting them know a new company would be managing their home.

My plan of attack is to send a letter to every duplex owner in the area and offer to buy the property.

Get the letter out first (there are templetts available online for your state) and then start educationing yourself. 

Canada Post can do mailings based on postal code or even streets so there's that tactic; you can send postcards/yellow letters to areas that are most likely to have motivated sellers.

Hopefully the people that you are mailing are not getting letters from other deal machine people.
