Basically talent in my area wants 150-250K per year and I simply am not willing to make that type of pay cut unless they remove me from the business and I watch it grow from a warm awesome location.I have used Fivver in the past, everything from novelty birthday videos to advanced business marketing materials.  

A quick google search should bring up the state’s website with all the details.

Make sure you video the encounter--probably will be an entertaining exchange.

Being able to have a conversation that takes all your details into account will get you a whole lot smarter and in a better position to decide.

You can do a basic search for the top school districts and you’ll find out pretty fast what’s what.PM me for some more details.

They may be able to help get you documentation to show not only your current ownership, but details on previous owners to show he never owned it.- Get copies of the checks from the two rent payments he made.

Thanks for the responses and seller financing I was thinking about, but the fine details to make it more appealing to both is where I also need some advice.  

I am hoping to see a property this week that fits that criteria. feel free to PM me if you want details, but the short version is that it is a 6 unit mixed use in a hot area. 

Initially I was leaning towards turnkey, especially after seeing so many videos and listening to podcasts by a certain TK provider who I’m starting to notice isn’t too popular on these forums... but I’m also reading comments by people who have ventured out “on their own” and it’s starting to seem less impossible to do it that way.
