We are going to sit down and discuss it this weekend, but I would like to go into that conversation having an idea of what I am really going to need from them and what would be a reasonable price for it.

If you are VA eligible that’s definitely the way to go.

If i do ill try to pay it off and add it to the list of rentals that i will hopefully own,  but I really want this flip to go through so I can make  a lump sum to move forward in finishing my property i already paid off, and pay off a second. 

Many good tenants are smart and realize the owner should be paying the PM fee so they avoid those properties so now the ones charging the tenants are left with a less than desirable pool of tenants.

If you try to keep the deposits, be ready to go to court.

You will need to go out and find it, if someone responds to you here with a "great deal" I would be cautious.

See if you can get their authorization to go over there (you may not even need it but it's good to call and ask), give the shady characters a firm deadline to get out, and lock down the place with changed locks and an alarm system when the deadline passes.

If college isn't for you then you better have a very good reason not to go!

To get the desired protection, you have to follow some rules to create a separate identity of the LLC such as maintaining it's separate book, singing all the lease in its name, and more.
