I think like most folks I’ve started out excited about the potential of having that extra cash in the pocket in a few years time through REI, but I feel burnt out without even having my first property and I’m finding it harder by the day to find deals that make sense.Part of the issue is finding where I want the property.

He walked away with $50k he did not deserve, while I was paying for her bills so that they did not put a claim against her house (lived on a a private road that was just repaved, new windows, etc.)

I think I was definitely on the lower end, but because of that extra bump that the tenant was willing to offer, we're both happy.

If it were a dispute over a small increase with some good renters, then I would make concessions to keep them in place and avoid a vacancy. when it's a problematic tenant, I would rather deal with the vacancy then to deal with a problematic tenant that pays a few extra dollars.

You have to get a parent to co-sign since most students don't have extra income coming in if they are a full-time student and you want double protection.

You can still make money on LH properties, as long as you understand the extra variables, like monthly lease rent, remaining term, renegotiation, and fee availability/price.
