., I finally got the owner's daughter on the phone.

I think my main issue is that its overwhelming to think of steps A-Z all at once, it becomes confusing and causes mental shutdown.  

I also got an email from the tenant with a scan of the transaction and  a voicemail from her daughter notifying me of the payment(she had mom's phone).

My thoughts are - First off congrats on mentally moving in this direction; really smart move- your plan needs work- Where in Seattle or LA are you finding properties with 60-70k ARV's?

(my abundance mentality understands that even after I share this with all of you, there will always be more than enough good deals for us all).So, last year I purchased 3 houses and an apartment building up there and they all "cash flow" above 18%.

Because I also stood firm with the agent when the seller started waffling and came back within unreasonable "well I think I want to rent it now and I need to talk to my daughter".

@Harry Metzinger Yes that is correct, BUT that mentality only works for buy and holds.

You aren't in 10 dialogues and most people naturally end up with a scarcity mentality.

That's blue-collar mentality.

Gives an opportunity to mentally plan the day, read, you get the drill.
