In many states/jurisdictions, you can purchase the asset during probate administration, prior to distribution and probate closing.

Today, I handle all of the items you can do virtually: finding houses, running the analysis, tracking budget, submit offers and sign-off on accepted offers, purchasing materials from online retailers, working with tax accountants, setting up and canceling utilities, ordering materials, designing the houses, maintaining our social media pages and website, and other administrative items that can be handled from afar.

It is a screaming bargain at $50/$70 (whatever) per month and at least in West Coast markets you are at a major disadvantage if you are trying to do all of this title work yourself while everyone else has 85% of the work done from an on-line database.

I WOULD bet money that if we get a Republican administration in 2012 ALL of these dispensaries will disappear very quickly.The point is this building has a very risky tenant.
