The danger that comes with that is that it sounds like you don't have the financial modeling experience or market expertise to accurately represent the property to potential buyers.

I'm from Oakland and don't see it as dangerous as many people on here are making it seem.Other than Deep East Oakland and pockets of West and North,Oakland is pretty safe.The rougher areas are actually easy to avoid.Other than the obvious and expensive areas listed, the Laurel area,Upper Laurel,Dimond,and Glenview are nice and more affordable.The Grass Valley and Sequoyah Heights areas have a rural feel and very safe.

It is dangerous, has tons of really rough tenants, rough areas, ect.

Taking down the siding is dangerous for the workers and the community around the property because of the potential for breakage and the release of the fibers into the air.Sounds like a great deal, BTW.

I did learn "some" things to be dangerous.

Possession prior to closing can be dangerous, really depends on who that buyer is, skin in the game, their ability to close, their motivation as well.
