We have credible buyers who have shown financials and are ready to go.So a developer gives a receptive call when you actually have clients and are not someone trying to build inventory to look credible etc.

If you use DIL and there is any leftover phantom gain from the tax authority if you are insolvent you might can use the insolvency form to wipe out the phantom debt with forgiveness.Likely if this property has all these problems the lender will not want to do a DIL as they do not want to own the property for liability reasons that could exceed their basis in the mortgage note.I have had lenders tell me this on commercial properties before.No legal advice given.
