If you're going to get "creative" check the laws carefully, paying interest up front or refinancing interest can change the type of lender you are and if not properly registered/licensened that means trouble.

Of course always assuming that investors without licenses cannot sell real estate and next if so it is done illegally.Without me getting into who is right or who is wrong, let me say this no matter what anyone says investors have been and will always find creative ways to buy and sell real estate.I have done this for over 16 years as an investor and have no license.

Ask if they do assignments or creative off market deals.
