Thoughts on doing a cash out refinance, HELOC or home equity loan or other creative strategies?

Let me paint the picture and hopefully some people and throw out some creative suggestions. 

I am still working on becoming debt free so I am using this time to prepare for the future.

The entity owns the DBA... the DBA itself owns nothing.I've seen contracts with a DBA but title will typically (in these parts anyway) research who the legal entity is, have the contract amended, and ensure the deed is prepared properly.

Based on conversations with other roofing contractors, I was expecting there to be probably three, maybe four, and at max five roofs up there, which would be an extra $400 - $1,200, and I was prepared for that.  

If you are rehabbing a higher end home then possibly get creative. 

I have to be a little more creative. 

Don't get bogged down and feel like you need to know everything or prepare for every scenario, aka: analysis paralysis.  

Most direct mail experts will tell you that you need to prepare to send out mail for 6 months without getting a lead.  

I have spent the better part of a year putting this together after finding other creative investors who took their own time and money convincing insurance companies to make non-standard loans to investors.
