In reading through some judicial foreclosure court cases, I've been able to see how the foreclosing plaintiffs are calculating the balances on their delinquent promissory notes, these are not subject to all of the same regulations, but it seems similar to what you summarized above.

If the state provides that buyers are entitled to an 'inspection period' then the state is not going to allow you to say that for an 'option period' or vice versa.I been involved with a few real estate deals where amateurs wrote real estate purchase agreements and options to purchase and every time I did not use a professional broker and let someone write the contract I ended up going to court.

Filing notices and eviction is leverage you should always use for just that, leverage.  95% of the time when we file for eviction it is for leverage the courts offer us, not to actually evict the tenant.

Not sure this is the correct category - but i received a letter from a “Consumer Law Attorney” letting me know that “according to court records a foreclosure had officially been filed against you (me)” and that they were sending me a letter to help me.However i’ve never received such letter from any court and never even been late on any payments.

Although AB-832 protects tenants from eviction if they comply with the requirements, the unpaid rent is not forgiven or cancelled, and the landlord may take the tenant to small claims court starting on November 1, 2021 for any rent that is still unpaid.
