@Jessica Hunt I agree with the others that you should be fine for now.

The gentleman that was helping me came up with a higher number than I did for the rehab costs but we agreed to split the profits if we could get the wholesaler to make the deal a win-win for both parties.

I am sure I am naive but why would people in crisis care who actually buys their property as long as it gets sold in the timeframe discussed and the agreed upon price?  

Hire a lawyer and take the seller to court for failing to complete the inspections required and agreed to.

Have you agreed with an agent to pay them a commission, ie signed a contract with an agent?

The country is moving more and more toward a renter society, and multi has better cash flow over time than SFR.If I saw that deal and didn't jump on it, it would be one of those I regret missing.

I wholeheartedly agree with @Anton Watt. 

Different areas of the country charge different amounts so do a craigslist or google search on what that charge would be.......THEN let the tenant know beforehand....it will cost $XX.XX Dollars and you will get it done within 7 days. 

That being said the interest must be attractive enough for someone to agree to go into 2nd position.

They agreed and then went on to tell us that the dishwasher was not working correctly and needed to be replaced and that the downstairs bathroom toilet had flushing issues as well.
