If I have cash stored elsewhere and continue to make timely payments on the HELOC, the lender has a performing loan - I'm assuming most lenders wouldn't shoot themselves in the foot by calling in a performing loan.

Just as when doing a rehab on a property you will own for a while, cutting corners will only cost you more to get it right down the line.

Just to update, I found a house, 2 family, but there's a bunch of mouse **** on the floor in the ground unit.... looks like shoddy construction, they definitely cut corners, and the layout is a mess.

Property is located on a spring lake  and comes with a large corner lot that can be built for additional rental , a separate 1200sf workshop or 4 car garage  which can also be converted into another house if needed .
