I'm renting a commercial space for a friend and a new day care is moving in there.

You don't need a real estate license to be an investor.It would actually cost you money to hold a license and not actually use it.To get access to the local MLS, you have to pay money to the local Realtor board.

I'm looking for recommendations for an attorney for a contract for a seller-financed commercial property in central IL. 

I am evaluating several commercial real estate deals involving medium size apartment complexes near some colleges.

I was in escrow for a few days and the seller side couldn't give me access to see all 4 units.

@Brian PulaskiI have the correct tradesmans but, it is difficult to understand the scope of work without gaining access to the inside of the property until the current residents are out.As long as major work is not needed then I expect to be done within the 60 days. 

So I am a commercial broker, but a friend has called (I am the only person they know in RE) and wants me to represent him as a buyer for a condo.

I am currently working on buying my first Commercial Property, considering a multi tenent retail plazas and small industrial buildings in Rochester NY right now. in the future I want to also invest in the Vero Beach area of FL. 

They are for commercial RE (MF 5-units and up).
