The property is 7x 1 unit and 1x 2 unit apartments with good bones (outside structure and base) and it is close jobs;  big Fedex distribution center, airport and industrial park. 

Also can confirm, at a shopping center near mass transit in the East Bay, surrounded by those very big banks. :)

. - Topography is nice as it all slopes up to a hill in the center. - County water could be available, but lots would also likely perk for well and septic based on the family lots that existed around this one. - Land is long-since paid for, so creative financing is an option with the right plan in place. 

I'm no structural engineer or architect but looking at the drawing, Is it possible to pitch the roof where the high point connects the center of the wall with the fireplace to the other pitched roof?

Hey BP Fam,Its Marc here, the Nubie from NJ.So part of my of my investing strategy is to buy and hold multifamily in areas that have a blue collar worker force, specifically in zip codes with major Logistics and Warehouse hubs, as I believe eCommerce and online shopping is fueling their growth, and these fulfillment centers are fast replacing our retail stores - and they need man power to run them.......that being said....
