The 1st house was a new construction house when we bought it 7 years ago, so it is still in really good condition. 

You will end up losing the deal.You need about six months of networking and active deal flow to create a potential buyer's list and email distribution.However, if the deal is really good (very unlikely in New Jersey), it is true that you can find a buyer.

You have to foreclose on the new owner. 

She then tells me that she can’t come up with the money for a deposit.

I am planning to add an outdoor sauna for this new property.

Best advice with contractors is always warranty, insurance, pay with card(if theres a 3% fee so what) and no large deposits.

If you are getting started and are in New York, I would not recommmend you buy in New YorkStart in a place like Michigan, Tennessee, Missouri or Mississippi.
