I also downloaded a Fannie Mae Form Uniform Residential Loan Application, and it looks pro, but I haven't read through all the fine print yet to see if permission to pull credit, etc, is included.I found a tenant screening service here on BP, RentPrep, and I would think that it would be the same information I need, but not sure if it will work legally to use as a loan application screening instead of a rental screening

Some are airtight, where you can not make any modifications and some are very flexible, in that you create your own reports and modify screen configurations.

It essentially only applies to new tenants who are seeking apartments.In regards to verifying tenants assets, there’s nothing in this Law that Prohibit people from asking for pay stubs, W-2s, credit history, etc. if you screen your tenants with that information already, you can keep doing that.As an aside, it may be important to note, that currently, HUD Is considering a reform that would outlaw source of funds when screening tenants, which essentially would require everyone to accept Section 8.

Anyway, I figure normal screening is good enough, call previous LL's, check credit (which seems the best indicator to me honestly), verify employment, and look for previous evictions.
