Beggining rehabilitation strategies

How should I rehab my property to gear it as a rental ? I figure for the flooring, counter tops, cabinetry or anything inside that might need to be replaced after a tenant stays there should be kept as cheap as possible right ?

Or should I pump a bunch of money into forced equity to try to up my month to month cash flow and charge a higher rent ? Does anyone have any anecdotal experience in using one method versus the other ?

I’m very new to this so any information or experience would be appreciated! Thank you!
