I am looking for something that can track all my accounts and expenses, automatically depreciate my assets each year, and be able to run some customized reports to determine performance property by property, what interest rates I have for each property, and how much equity I have in each property.

Just having the status doesn’t automatically change activities to non-passive. 

The auctions were automated so you could put in bids that would automatically increase up to a preset limit.  

When they say no (and it doesn't matter why anyway), it's an automatic judgement and you're not obligated to accept any money from them.

Many appraiser will see original purchase on mls and it automatically skews their opinion of value.

@Geoffrey Rios, don't automatically assume you'll get the maximum from HUD.

Most tenants don’t because unpaid rent is almost like an automatic win for the landlord, as long as the landlord show up.
