Been reading many threads and have been looking around in the market for some time.The property in interest is a 3 family home fully occupied, will be seeing it in person soon but was told there are no major issues that needs to be fixed so I did not include repair costs.

I don't know if I'm just over estimating repair costs or if I'm just missing something.As a realtor, I know my ARV is spot on that's the easy part for me.

If this ARV is accurate and the repairs are also accurate you can approach this with the 70% rule.

Can anyone offer anything in the way of advice or assistance. 

Additional costs such as closing costs (investment property and home equity loan, vacancy in the beginning, repairs)My main question is: Is a home equity loan a reasonable way to generate money for your first deal?
