Based on the age of the home, I would also anticipate running a new water service from the house to the main, it will in all likelihood be required by the City so figure it in now. 

If we reach a settlement outside of court, then the matter is finished.There is an anticipated time frame for which the unit will be vacant, therefore those losses can be re-cooped.

I agree with @Jerry Padilla that some zip codes are definitely more desirable than others (and the definition of 'desirability' varies from investor to investor for multiple reasons), so make sure you know where you are investing and recognize the different returns you can anticipate based on these areas.
