Bravo @Wade Sikkink  Any personal property left on site (and the auto is personal property) MUST be handled according to the Abandoned Property Law of your state. 

I.e. a prospect has a background check that under the owner's screening criteria says it may require an additional deposit, the owner must communicate with that prospect regarding that you may not do so.   

So, you may need to read all of the changes that have made to the ordinance which may appear at the end or in additional separate documents.

My gameplan thus far is if a tenants wishes to stay, to have tenant sign a new lease with increased rent for an additional 90 days, giving them the option to look for housing during that time.

The house is ~2400 sq/ft on the first and second floor, with an unfinished basement running the full distance of the house, so about an additional 1200 sq/ft of unfished space.

Additionally, a lot of tenants are utilizing free legal assistance to delay the process.
