How much does getting a real estate attorney in Manlius New York cost?

I am currently aspiring to become a long distance buyers agent in New York, will begin studying for my license after graduating from college in August after three years at 21.My plan is to specialize in investing in long-distance investing in Upstate NY, as well as investing in my own properties, with my own cash or with partners.Any tips or advice on how to find a mentor, or network with others to help me learn as much as I can?

We manage over 50 companies in all different areas of Western New York.

The plan is to live in one unit and rent out the other to cover the mortgage, I work in the city so I would have to commute but the price of housing makes so much more sense than New York city, in terms of purchase price and rental income. 

People are moving to Houston from more expensive markets like Los Angeles, San Francisco, New York, etc.

Is New York a landlord friendly state?  

But generally, Arizona, Nevada, Oklahoma, Southern Texas, almost any southern state, almost any mid west state but avoid the obvious - California, Oregon, Washington, New York, Illinois, Connecticut, Maryland, New Jersey, Massachusetts, Pennsylvania - all have high taxes and failing pension funds so taxes will only go higher.States with large illegal populations are going to see dramatic increases in vacancies and you want to avoid vacancies.

As a 1st time multi family investor in Cayuga County, New York. 

I've just replaced a 20+ year-old builder-installed York system in my current home. 

Unfortunately to find something like that in New York, well the real estate here look like phone numbers..lol
