I am a contractor/investor , and live 30 minutes south of the city , I wont do work in the city , nor will I invest . 

So my question is, How Should I go about financing a new build with a construction loan, But still pay myself for the work I do?

They owe 68k, it does need some work, I’m willing to put in the work to bring the value up if I can get it back on the gift, it should be worth about 200k, the house next door sold for 225k.How does gift of equity work?

They build and invest to help improve the area, bring in better tenant pool, improve the economy and hopefully at the end of the day make a profit on the hard work, time, and money spent on that new development.
