I'm looking at investment properties in San Francisco, mainly homes and multi-unit buildings.

House Hack is when you purchase a single family home or 2-4 units and live there as your primary.

It would be difficult to provide a reasonable amount for annual repairs without knowing the size or unit count of the building, but I know if you had to renovate a unit or the building, the investors I work with use $120-150/sqft depending on the extension of the renovation project and how high-end finishes you would use.

They will be used to lending with lower loan amounts and since conventional loans will go down to 15% on 1 unit investment properties you have a shot. 

If that is the case, and a 4-unit is in your price range, I would consider jumping in and owner occupying one unit in a 4 unit building and renting out the other 3.   

You can even have the partner househack one of the units with 3.5% - 5% down.

Each unit is rented for $1,200/mo ($2,400 total) so the numbers are fantastic.
