I know it wasnt the best deal but I had to make a move, plus I'm only 2 miles from work now vs. 40.I hope to refi in 6 months, pay back the 3600 to the state and buy another duplex on the same street.

I found a property that was marketed for sale while I was on a home inspection of another property just a few doors down the street.

I see a lot of potential in our city in terms of investing and would like to start my real estate path here. 

Particular interest in inner city areas with good appreciation trajectory ahead.

Why am i having hard time finding a clean updated house/apt for rent under 1k in Kansas City area?

Not quite sure on Chandler, but for a few of the surrounding cities I believe it is 2 people per bedroom.

Maybe, a second-tier city in a popular state (think Texas and Florida) or a large city in a less popular state (think Alabama or MIssisssippi). 

The largest reason is because zoning ordinances and regulations have changed in a number of these cities and towns.
