A friend of mine did buy something very similar to what you describe.He's a contractor/ metal fabricator / salesman...bought a broken foundation building in a small town in Michigan, Has rebuilt the thing to code including a kitchen ,with a good portion of barter work, and 3 years later is getting closer all the time.

Negotiating is pretty straight forward, and I think most of the books are going to be very similar.

This is a good indication that this is someone who has several properties and has used seller financing in the past and will probably be willing to do so again.These "local" investors often work in more than one county, so a similar check of surronding counties should reveal their name as well as other names.

States like GA and TX do have redemption periods on those deeds, so you need to be careful if Michigan has a similar issue.
