A friend of mine did buy something very similar to what you describe.He's a contractor/ metal fabricator / salesman...bought a broken foundation building in a small town in Michigan, Has rebuilt the thing to code including a kitchen ,with a good portion of barter work, and 3 years later is getting closer all the time.

This is a good indication that this is someone who has several properties and has used seller financing in the past and will probably be willing to do so again.These "local" investors often work in more than one county, so a similar check of surronding counties should reveal their name as well as other names.

Take a look at these lending rates: US 6.04%, New Zealand 8.7%, Dubai 9.02%, UK 6.4%, Australia 7.33% and Japan 1.92% The Bank of Japan (Similar to the US Federal Reserve) lends money to banks at around the .5% mark, the lending bank places 1% to 1.5% on top of that for their own profit for the risk of lending it to you.

I've driven past most of them and have decided against most because of the price--kind of have to laugh, most of the ones I've not even looked at inside because of price/size/location/exterior condition/neighborhood have been priced similarly to better houses in better neighborhoods that look a lot better.
