If a Yelp page has a lot of filtered reviews VS reviews that are showing that can be a red flag they're buying or trying to write positive reviews. 

Our market here in Redding CA is still going strong, even with the Stay at Home order in place.

If you find high vacancy, that is another red flag for the market and you should be cautious.

You are describing multiple RED FLAGS.

Thinking did I place this tenant knowing they had red flags & was it my mistake accepting them in the first place.

Has anyone ever tried to rent by the room and run into this ridiculous red tape?

When I immigrated to the US many years ago I made sure my doc's were always under control all the time, and you would do the same.I understand..I would not post here if I did not have my doubts..A lot of red flags..The worst of all I also have a property manager who is just giving me the facts but no recommendations.I had  thought that would be their job as I am new to this.Looks like I am screening the renter by myself.. 

Sort of like living on Reds, Vitamin C and cocaine; to living on the nicotine patch, a multivitamin and diet soda.

However, I think now is the time when the large players (cash investors) come in a get some bargains.
