If you are not participating then expect to stay on the side lines.  

Each participant will get FREE entrance into the event and light delicious complimentary appetizers will be served on a first come first serve basis.

Most people's perceptions are because they don't participate or don't participate wisely.  

This is why cap rate analysis isn't usually performed on some property sectors: market participants don't keep or provide data necessary for well supported  rate derivation. 

They mentioned the program was $5k last year when Tom was dealing with a troll who caused him some legal problems but price increased as of Jan 1.Looking for feedback from anyone who has looked or participated in this program along with entry level dollars quoted to others.I've seen these programs that quote different people different amounts.

Make sure you participate in the forums, read the books recommended, and more importantly listen to the podcasts.

Finding someone to participate in your first few deals might help.  

Haven't done one of those, but generally you need watch the bidding, and participate if it goes above your offer, and you're willing to pay more.  

I devoured the free beginners course and am reading the Ultimate Beginners Guide, but I'm also looking forward to participating in the forums and learning from the wonderful members here.
