You did not underwrite this on any of your offerings though, so you're speaking from direct experience not by observation. 

I would suggest finding Vacasa and Evolve managed properties in your market with bad reviews.

I would give them suggested vendors, a consequence for failing to complete, a deadline to complete the work, and notice that I will inspect to verify the work is done to my satisfaction.After notifying the tenant, then I would contact the owner (phone or email, depending on their personal preference and my time) and let them know what happened and how I'm addressing it. 

We'll see it in about 4-6 months that this economy isn't as strong as the market suggested it was.The market is playing the fiscal side, the economy is playing the labor & debt side.

Start low if possible, offering yourself to the companies, and listen a lot of podcast from people that did this.- Partner is always better, but to put your name out there you have to do it yourself.

@Carol D.They are a regulation a+ offering so they will be required to report bi annually the financials to the SEC and you can see financial strength of the company.Just remember most companies may issue distributions but are not profitable the first few years due to high startup costs for a company
