Late fees are not waived, even if Aunt Gertrude dies.- If rent and other charges are not paid in full by midnight on the 10th, I start the eviction process on the 11th (or the first business day after the 10th).- Eviction process does not stop until everything is paid in full.Even if a tenant calls and tells me they will be paying rent in full on the 11th, I'm still following my process with late fees and the eviction process.
