All - I have a "tenant" that had his application approved.

What are my responsibilities and duties as a landlord in this case? 

This is how we found out that the tenant wasn't changing the air filter, which is his responsibility (we supply the filters) and he also couldn't figure out how to properly use the new thermostat.The filter was so clogged it almost broke the furnace!

One sued for $1,500, his reported lost for a burglary, due to the lack of security in my building.

Essentially, I'm holding onto this property for myself and dipping my toes into landlord responsibilities in the interim.However, I'm now unsure if I'm taking the best route, as despite aiming for breakeven or positive cash-flow, the house isn't attracting any applicants.

I found a good realtor in one area who also had rentals of his own and found 2 places that worked (and a year later got a 3rd). 

I am very interested in learning whatever I can so please guys any tips or advice you can give to a newbie, I would be very grateful!
