I have read a lot of people getting scammed like this from CL ads.

The next one is June 29-30, 2018 (Google it).

Its an awful situation to begin with, but it looks like there are going to be added stresses with these people. 

We added a white surround to an olive colored tub in a small bathroom and they don't notice the tub so much.

I specifically added the 90 day early lease termination fee to this one because of a gut feeling about this guy and his work situation that looked to move him regularly...it isn’t a standard part of my lease and I will do more research on the state laws before including it in the next one.That said, he walked away from his first month’s rent and one month’s deposit with zero argument, I think he knew he was wrong and also having signed the 90 day lease-break penalty agreement he is thinking he got off “easy” by just paying for 2 months.

I understand 1000/yr isn’t a lot of cash flow but it seems like a decent/safe start if I continue adding more units.

First thing to do is google "City XYorZ Airbnb Regulations" and check into the legislation.

I've read online that you can further reduce the capital gain by adding others to the ownership.

It took a bit of clicking and google-fu to even find any info intended for groundfloor's "clients" maybe one would call them.
