I think you are definitely on the right track.

Best suggestion would be to track down the borrowers and have them sign the title over to you, in order for them to avoid having a foreclosure on their record.

It will be difficult to find a metro lender willing to risk money outstate without a track record. 

Just make sure you have a version that allows for class-tracking and assign each property to its own class.

hello all, I am in the Baltimore area and i am wondering how do you find people welling to invest along aside you, if you have a proven track record? 

I've sometimes tracked a home that a client is interested in for several months, showing up at the courthouse steps on the day of the auction, only to have it get postponed for another month.

Their secret sauce seems to be that they have a database of all of the banks and track thousands of applications per month.
