Great advice thus far and I too recommend my thread on the truth about wholesaling.In today's market, wholesaling has become even more difficult due to the supply and demand Susie and tight spreads.I recommend if you enter this strategy, that you go the direct marketing route.

I've seen FHA appraisers mention a hole in a screen as if a pencil bent the tiny square hole in a rounded shape saying the screen would not prevent a fly from entering.

...In a judicial state (I Believe OH is judicial), there will be a judgment entered into the foreclosure lawsuit; you would be entitled to set your initial bid at the amount of the judgment plus other associated costs (sheriff's fees and deed recording fees are some other costs that might be rolled in - state law will tell what can and can't be rolled in).
