What type of inspector should I use to determine the overall damage?

I do have pictures of the damaged floorboard, though.This is my first time as a landlord, and I've gone over the CA tenant handbook a dozen times to make sure I'm doing everything as above board as possible, but I'm looking for some kind of assurance that I'm in the clear if I get taken to small claims.Any insight or advice would be greatly appreciated!

Every person, including children living in the house is to be listed on the lease at lease signing, every adult is to be listed as a lessee, the more people on the lease the more people we can go after for rent/damages if it gets to this point.

I really don't think there is a specific "time frame" for a landlord to fix certain items, however some items may take priority over other to avoid further damages which can be more costly.
